Have you ever wanted to know your property's
history? Who has lived there? Where did the property originate from? Was it
originally one dwelling, part of a larger holding or in Estate ownership?
These are all questions that are usually answered with our Register of
Sasines search. This search will provide you with a copy of the Sasine
search sheets back to the earliest entry. In many cases, this is back into
the 1800's, some even earlier. If your property is not that old then the
search will identify where the land originated from and provide clues as to
what it originally was, i.e farmland with details of who owned and to whom
it was sold. The Sasines search also provides a chronology of ownership
(including their names and former addresses and often profession) and
transactions that have taken place upon the property. It also serves as a
reference point to identify all previous documentation that has been
archived in relation to the property. Once identified, copies of archived
documents can be provided ( at additional cost) which can be extremely
helpful for resolution of issues, historical interest or identifying
previous sale prices.

Titles recorded in the
Register of Sasines provide a historical account of ownership. Most property
has it's own Sasine search sheet. This includes a description of the
property and an account of all the transactions that have taken place on the
property. It is therefore possible to see all of a property's previous
owners, what they paid, whether there were any charges, etc right back to
the origins of the property. Unlike the Land Register, the Sasines are
description based rather than map based. To find a search sheet, requires
study of the indexes to establish how and what reference the property was
recorded under. A property now known by a certain house name may infact have
been recorded under a plot description - something like 23 poles 15 sq yards
of ground situated next to the road ........... With more customers wanting
to know the origins and history of their property, we are finding that our
Sasines search is becoming increasingly popular and represents excellent
value at £28.99.

Land Register
research:
If a title is recorded on the Land Register then
it will identify the following: The subjects - i.e the property
description/address, the current owners, mortgages & charges, price paid and
burdens. The title will also include a plan identifying the extent of the
property. No account of historical ownership is included except where this is
referred to within the burdens section if a burden is still applicable today.
